Lots we have walked

A good lot already slopes the way you want the house to sit. These four do. We have surveyed each one, dug a test pit and priced a house on it.

The dry-stone wall along the north line of Harbor Hill Meadow.
The dry-stone wall on the north line of Harbor Hill Meadow, Cold Spring Harbor. We would keep it.
How this list works
A test pit in a meadow: dark topsoil, tan loam and pale sand in the side wall, a folding rule standing against it.
A test pit on a lot we walked: topsoil, loam, then clean sand. Every lot here has one, logged.
  1. 01 / We walk it

Every lot here has a current survey and a test pit log.

  2. 02 / We price it

Each lot page shows three houses that fit, with budget bands.

  3. 03 / We step back

Price and terms are between you and the listing broker. We never take a fee on land.

Already own land?

Send the survey, or the listing if you are under contract. We will draw the plate and price three houses on it within two weeks.

New lots, by letter

Site notes carries new lots and changes to these four, about four times a year.

Three questions
Will we need a variance?

Only if the house is bigger, taller or closer to a line than the code allows. We check before the first price and tell you which way we would go.

Do you sell the lots on your list?

No. They are on the market with the owner's broker. We list them because we have surveyed them, dug a test pit and priced a house on them.

We found a lot. Will you look at it?

Yes. Send the listing or the survey. If it is under contract, we can walk it within a week.

Walk a lot before you make an offer.

An hour on the ground with an architect and an estimator, at no charge. Open any lot above and choose Walk it with us.
